Deposits, Cancellations ,Refunds
    
            A 50% deposit is due upon booking.  Balance is due
      60 days before arrival. If a booking is made for dates less           than 60 days prior to arrival, full amount is due upon                   booking.A damage deposit in the amount of $300 is also                required.  This is refundable if facility is left in a clean and          orderly manner.                                                     
          All cancellations will incur a $150 re-booking fee.                 
          Cancellations made 60 days prior to arrival will receive a
      full refund minus the re-booking fee.

          Cancellations made 30 to 60 days prior to arrival will
      receive a full refund IF we are successful in re-booking the
      facility for the same dates. In the event that we are unable
      to re-book, 50% of the total rental will be refunded.

          Cancellations made less than 30 days prior to arrival will
      receive no refund, but will not be charged the re-booking fee.

          There is no cancellation for holiday reservations. No refund
      for weather or snow; after all, this is Colorado !!! Travel
      insurance is recommended.       
Policies
  Windsong is a non-smoking facility, although smoking is allowed outside on the deck.  Please be sure to extinguish all smoking material in the sand receptacles provided. Help   us to keep our forest clean and green.

  Due to County Codes, open campfires are not allowed, unless in a designated areas of the Forest Service Campgrounds.

  Small pets are allowed, please e-mail if pets are larger      than 30 lbs.

  Check in times are 4:00 pm or after.

  Check out times are 10:00 am.

  Garage area is used for storage and maintenance, and is not available for use of our guests.

                         Rates For 2012
                        
                 Minimum of SEVEN Days Rental

            Weekly (7 days)----$2,200.00 per week
            Additional days ----- $300.00 per day
    
       This rate is for 12 persons, for more than 12 persons, there is an additional charge of $15.00 per person per day, up to a maximum of 16 persons.  

       If you are planning a function with additional guests, such as a rehersal dinner or a reception, we do have a facility charge as follows: 
             1-25 persons---$100.00
             25-50 persons--$150.00
       Due to safety and building codes, no more than 50 persons are allowed.
